1. About these terms
These terms govern your use of the Stamp Duty Calculator website ("the site"). By using the site you accept these terms. If you do not accept them, please do not use the site.
2. The calculator is for guidance only
The Stamp Duty Calculator is provided for general information only. The figures it produces are estimates based on the published HMRC rates for residential SDLT in England and Northern Ireland from 1 April 2025 onwards. The calculator does not handle every edge case (mixed-use property, shared ownership staircasing, linked transactions, transfers between connected parties, purchases by companies or other non-natural persons, and many more).
Nothing on the site is financial, legal, tax or conveyancing advice. We are not your solicitor, conveyancer, accountant or financial adviser. Always confirm the exact SDLT figure with your solicitor or HMRC before completing a property purchase or making any financial decision.
3. No warranty
We aim to keep the rates and calculations accurate, but we cannot guarantee that the site is free from errors or that it reflects the very latest HMRC guidance. The site is provided "as is" without warranties of any kind, express or implied, including but not limited to fitness for a particular purpose, accuracy and non-infringement.
4. Limitation of liability
To the fullest extent permitted by law, we exclude all liability for any direct, indirect, incidental, consequential or special loss arising from your use of the site or any reliance you place on information shown by the calculator. This does not affect any statutory rights you have that cannot be excluded.
5. Third-party content and links
The site links to and embeds content from third parties, including Google AdSense advertising. We are not responsible for the content of third-party sites or advertising. Inclusion of a link does not imply endorsement.
6. Intellectual property
The text, calculator design and code on the site are our property and protected by copyright. You may use the site for personal reference. You may not copy, redistribute, reverse-engineer or commercialise the calculator or its content without our written permission.
7. Changes to the site and these terms
We may change the site, the calculator's behaviour, or these terms at any time. The "last updated" date at the top of this page reflects the most recent version of the terms. Continued use of the site after changes are published constitutes acceptance of the updated terms.
8. Governing law
These terms are governed by the laws of England and Wales. Any dispute will be subject to the exclusive jurisdiction of the courts of England and Wales.
9. Editorial independence
The editorial content on this site is produced independently of
any commercial arrangements. Advertisers, affiliate partners, and
sponsors do not influence the content of guides, the design of
calculators, or the recommendations made in editorial. Where a
page contains an affiliate link or sponsored content, it is
clearly labelled with the word "Sponsored" and carries the
rel="sponsored" HTML attribute in line with Google's
guidance and the UK Competition & Markets Authority (CMA)
published rules on transparency in influencer and affiliate
marketing.
10. Affiliate and advertising disclosure
Some pages contain affiliate links. If you click one and complete a qualifying action on the partner site, we may earn a commission at no extra cost to you. Commissions do not influence editorial recommendations. We only participate in affiliate programmes for products or services that meet our editorial standards.

Content on this site — including editorial text, calculator design, source code, and visual identity — is owned by Stamp Duty Calculator or licensed to us. You may quote reasonably short extracts with attribution and a link back to the source page. You may not republish substantial content without our written permission. The calculators themselves are freely usable online; you may not scrape, reverse-engineer, or redistribute them.
The "Stamp Duty Calculator" name and logo are trade marks in the United Kingdom.
13. Complaints and disputes
If you have a complaint about the site or a specific piece of content, please email complaints@dutycalculatorstamp.co.uk. We aim to acknowledge every complaint within 5 UK working days and provide a substantive response within 20 UK working days.
14. Governing law and jurisdiction
These terms are governed by the laws of England and Wales. Disputes arising out of or in connection with these terms are subject to the exclusive jurisdiction of the courts of England and Wales.
